    Why emigrate to Hungary?

Hungary is an attractive emigration destination for many Germans – particularly because of:

    • Low property prices compared to Western Europe

    • Moderate cost of living

    • Secure property rights

    • Good medical care

    • EU membership (since 2004)

    • A pleasant climate with warm summers and mild winters

    • Nature & open spaces – ideal for livestock farming and agricultural use

    Popular regions for expats include:

    The region around Lake Balaton

Lake Balaton is known as the ‘Hungarian Sea’. Vineyards, thermal spas, sailing marinas and a high quality of life make the region particularly popular.

Western Hungary (near the Austrian border)

Attractive for commuters to Austria and Germany. Good infrastructure and stable property values.

    Budapest & Surroundings

The capital offers international schools, culture, economic strength and strong rental potential.

Buying property in Hungary – what do you need to bear in mind?

The buying process in Hungary differs from that in Germany in a few respects, but is regulated transparently.

    Key requirements

    1. EU citizenship
As an EU citizen, you are generally permitted to purchase property in Hungary. However, special regulations apply to agricultural land.

    2. Hungarian tax number
You will need a Hungarian tax number to complete the purchase.

    3. Hungarian bank account
Recommended for processing the purchase and paying ancillary costs.

    4. Lawyer required
In Hungary, a lawyer must draw up and countersign the purchase contract. Unlike in Germany, a notary is not mandatory – the contract is reviewed by a lawyer.

    5. Land Registry (Földhivatal)
The change of ownership is recorded in the Hungarian land register.

Typical documents required when buying property
