If I didn't already have a house, this would be my dream home!
The location at the top of the nature reserve offers a very special flair and complete tranquillity.
The property is a dream of an orchard, park, relaxation area with barbecue station and a huge area with raised beds to grow your own vegetables!
The house also leaves nothing to be desired, from the large garage to the workshop, the storage rooms with wine cellar, the cozy kitchen made of real wood and the other living spaces.
The whole thing is rounded off by the fact that all the woodwork (doors, kitchen, washbasins, built-in cupboards) was made by a talented master carpenter for his own home!
But now to the details:
On one side the property borders a forest and nature reserve, on the other side there is an undevelopable plot / meadow that could still be leased if you needed more space. The street is quiet and traffic-free.
On the first floor there is a south-facing living room with kitchen, a west-facing dining room and another room as well as an east-facing storage room, a bathroom and a separate WC.
On the upper floor there are two south-facing rooms, a room with east-west windows and a shower room.
One room on the upper floor opens onto a south-facing terrace of approx. 30 m², another room has a 13 m² east-facing covered terrace with a view of the forest.
The upper floor is also separately accessible via an external staircase and can be structurally separated from the interior if required.
In addition to the living areas, there are also several utility rooms. Adjacent to the house is an outbuilding. It consists of three rooms: a garage, an adjoining storage room (with tools) and a passage room that currently serves as a laundry room and second kitchen with built-in furniture. A door leads from this room into the living room (so that the house is also accessible from the garage); from here you can access the cellar.
The cellar is built into the slope and makes use of its gradient, but is not located under the house, but is directly connected to it. The fact that a cellar is rare in itself is even more unusual here, but the fact that it is accessible from one of the living rooms is also remarkable.
There is a wooden storage room on the north side of the house, which is accessible from the dining room and serves as a wood store.
The property is approx. 40 m wide and 100 m long.
In the upper area (above the house) there are fruit trees (apple, two types of plum, two types of walnut, two types of cherry, apricot, cistus).
The lower part of the property, the largest part, is divided into two areas. The area facing the house is a 767 m² lawn with an irrigation system and planted islands. Water is supplied by a 35 m³ concrete rainwater tank located below the center of the garden. It is fed by rainwater from the gutters around the house and from the driveway leading from the gate to the garage. The controls for the system are located in the garden shed. A garden tap with sprinkler meter is also provided for irrigation (the water charge for this is half the normal water charge as there is no waste water charge).
This garden area also has a built-in oven, a fireplace and a garden shed.
In the lower part of the plot there are irrigated raised beds and beds prepared for growing vegetables; there is also a storage room for garden tools.
These two garden areas are visually separated by a row of plants and a decorative gate. Access to the garden is via three double gates.
When you reach the main entrance gate, next to the gate, outside the fence but inside the property boundary, there is a larger gravel parking area for 4-5 cars. Inside the automatic gate, on the left hand side, there is also an internal gravel parking area. The driveway and the sidewalk leading to the house are paved, and due to the slope there is a rockery along the path.
The house has unique wooden doors and windows inside and out, as well as a solid wood kitchen and other built-in furniture, all of which are included in the price.
The brickwork is finished with thermally insulating plaster and insulation.
Heating is provided by gas (boiler in an extra room, accessible from the outside) and a tiled stove. The tiled stove has a water circuit and the heated water flows into the radiators in the house. The wood-fired tiled stove is coordinated with the gas heating system: If the wood burns down but the temperature on the thermostat is set higher, the gas heating switches on automatically. The gas bill is around HUF 14,000 per month and includes hot water, heating and cooking.
